Residential Rental Programs and Permits

The City of St. Joseph has created a Residential Rental Inspection Program, authorized by Chapter 8, Article VI of the City of St. Joseph’s Code of Ordinances. The goal of the rental registration and inspection program is to promote safe and sanitary rental housing within the City, to the benefit of the occupants, owners, and the community.  Following a successful inspection, a permit is issued, and the permit is valid for two years.

Types of Rental permits. 

  • The first, and most common, is the Residential Rental which is allowed in all residential zoning districts and requires rental for a period of at least one month. 
  • The second permit is Short-Term Rental which allows stays of less than one month or less. New short-term rental units are allowed only in the W - Water Recreation District as a Conditional Use and depending on the location either a Conditional Use or Special Use in the R3 Multiple-family Residence District.  Please contact the Building Inspection Department to confirm if a specific property can be used for short-term rental.

Process

The Building Inspection Department is responsible for the administration, scheduling, and inspection of all rental properties in the City.
